Median sales price for resale homes was $522,400 up 5.5% from Jan. of 2024. New homes median sales price for January was $549,995 up 3.2% from Jan. 2024. Average median sales price came in at $538,000 when you combine resale and new homes. This was a 4.5% increase from Jan. 2024. In December, 31.1% of all homes sold were new homes. In January, that proportion increased to 40.6% of all single-family homes sold in Ada County. This has a direct impact on the median sales price as the new homes in January were 28 thousand dollars higher in price than resale homes, causing a slight overall increase in the median sales price.
59% of homes sold in January were resale. Over half were >20 years old and on average priced $50-70 thousand dollars less than resale homes 10 years old or younger. Of the 493 homes sold in January, they were evenly split between Boise & Meridian.
Days on market increased by 4 days in January. Almost half (43%) of homes sold in January were on the market 30 days or less. All homes that spent 90+ days on market were resale homes, driving up the average days on market for January. Resale homes showed a +35.1% increase in days on market when compared to December 2024.
Inventory saw a slight increase in resale homes offset by a small decrease in new home inventory. This is the first month over month increase in resale inventory since Aug. 2024. Overall inventory is up in Jan. 2025 when compared to Jan 2024. Higher prices can make homes sit longer keeping the inventory higher.
